Parking Lot Resurfacing & Overlay Raleigh
Resurfacing is the most common and economical way to extend the life of your pavement.
Asphalt resurfacing/overlaying involves adding a new layer of asphalt to your existing layer. This will not only help make your parking lot look new again, but it will also add life expectancy to your parking lot.
Goals of Asphalt Resurfacing
- improve aesthetics
- correct structural problems
- address drainage issues
Problems such as existing cracks, alligator or distressed areas, standing or slow water movement, transitions into existing curb lines or adjacent pavement, need to be addressed in order for the new overlay to function properly and provide the additional life it should yield.
The best results will come from attention to detail and years of experience. Raleigh Paving has been installing new overlays for over 80 years. Our team can help ensure you get the best results possible.
Our Asphalt Resurfacing Process
Step 1: Properly Prepare the Existing Condition by Addressing Weak Areas
The proper procedure is to correct the weaker areas first, and then place the overlay. Removal of structurally weak areas and paving with full-depth asphalt (to ensure strength equal to or exceeding the surrounding pavement) is an economical means of preparing for pavement overlays. If the weak and failing areas are not addressed prior to an overlay, they can cause cracking in failure in the new layer of asphalt that is placed.
Step 2: Manage Transitions
Transitions to sidewalks, curb edges, handicap ramps, doorways, etc. should be prepared to accept the new lift of asphalt by milling along them to allow us to tie in smoothly to the existing structures.
Step 3: Tack Surface
At this point, a tack coat is sprayed on the surface of the existing asphalt. Tack helps the new asphalt course to adhere to the old surface.
Step 4: Place New Asphalt Surface
The new asphalt layer is now ready to be installed. The average thickness for overlays is 1.5″. Using state-of-the-art equipment, we install and compact the new layer of asphalt.
Properly constructed and maintained asphalt pavement overlays offer the following advantages:
- Strengthens existing pavement
- Reduces maintenance
- Extends service life
- Provides safer pavements
- Improves ride quality and appearance
- Decreases liability
- Enhances curb appeal

Asphalt resurfacing prices may vary dramatically from contractor to contractor. When reviewing estimates, check to see what every contractor is including. Are they performing any repairs prior to the overlay/resurface? Pay attention to how many square feet or square yards the contractor is intending to repair and/or resurface as well as the depth of the repairs and overlay. Make sure they give you this information without being vague. Contractors may figure less asphalt thickness to win the job, but you will pay for that in the long run if it quickly fails. The amount of repair and the thickness of the surface is tied to the condition of the existing lot.
With Raleigh Paving, we can assure you that you’ll get the best job for the best value possible. We’ll explain all of the above details and considerations to you, ensuring that you stay well-informed throughout the process
