How is Sealcoating Applied?

- Surface Preparation – First we clean the asphalt surface so it’s free of debris, dirt and oil stains before applying the sealcoat. We can repair damaged areas as needed.
- Application of Sealcoat – After the surface is prepped, we apply the sealcoat evenly across the entire area using either a brush, squeegee or spray machine.
- Drying and Curing – The sealcoat takes about 24 to 48 hours to dry and cure, depending on weather conditions.
After the sealcoat is applied, it’s important to keep traffic off the surface to allow for curing and ensure a smooth finish.
When Should You Sealcoat?
Sealcoating requires regular maintenance every few years. If your asphalt surface is new, we recommend waiting at least 6 to 12 months before applying the first sealcoat to allow the original asphalt to cure properly. After the initial application, routine sealcoating every 2 to 3 years will help maintain the surface and protect it from damage.
We recommend sealcoating your surfaces when the weather is warm and dry, around late spring and early summer.
