How Do I Know When To Repave My Asphalt?
A frequent question we receive here at Raleigh Paving is whether our customers should repair or repave their asphalt surfaces. Though the answer varies from place to place, there are a few key indicators that can clue you in that it may be time to either repair or repave your asphalt surface.
Common Asphalt Failures
As a business-owner or property manager, it is important to keep your asphalt surfaces, whether it be a parking lot, driveway or road, safe and maintained for your customers. Over time all asphalt surfaces begin to show signs of wear and tear, and may exhibit various types of failures that indicate it may be time to resurface or repair. - Cracking is a common indicator of asphalt failure and can appear in several different ways. Asphalt may suffer many cracks in a concentrated area, this is called alligator cracking, or may appear to crack in blocks, also called block cracking. Cracks may appear along edges of roads or parking lots, as well, indicating asphalt failure.
- Potholes are not only an annoyance, but can damage your, or your customers’, car. Potholes are often caused by severe cracking that has not been fixed, which in turn allows asphalt to break away and form holes.
- Upheaval occurs when elements below the surface of your asphalt, such as tree roots, cause the base to rise.
Should I Repair or Repave?

A common misconception about sealcoating is that it can be used to solve problems that have already occurred. Unfortunately, sealcoating is not a retroactive solution, but rather a preventative measure that can help extend your pavement’s life. While sealcoating does not have to be done immediately upon paving, and can provide a facelift for your parking lot even after paving, it will not solve any cracks, potholes or upheaving you may be facing on your Raleigh asphalt surface. Sealcoating is great for providing protection, preventing water penetration and oxidation and performs best early in the lifecycle of a parking lot or other asphalt surface.
